Construction Ramps Up on Millhouse and Lakehouse Amenity Center at Riceland

MONT BELVIEU, Texas – Houston-based developer McGrath Real Estate Partners is marking another major milestone at Riceland as vertical construction on both The Millhouse and The Lakehouse Amenity Center moves rapidly forward in the heart of the community’s Town Center.

Framing the civic and social core of the 1,500‑acre master‑planned community, the 16,956‑square‑foot Millhouse retail building and the 8,229‑square‑foot Lakehouse Amenity Center are now well underway, transforming earlier renderings into active construction sites and future daily destinations for residents.

Located at 1 Town Center Blvd., The Millhouse is rising along Main Street as the first dedicated retail, restaurant and office building within Riceland Town Center, which also includes the Mont Belvieu City Hall and Fire Station and a central public green. With the building pad complete and structural work progressing, The Millhouse will deliver 16,956 square feet of specialized retail, dining and office space designed to serve residents as well as regional visitors from the broader Mont Belvieu and I‑10 corridor.

Just a short walk from Town Center, construction on The Lakehouse Amenity Center is also well underway on the shoreline of Eagle Lake, Riceland’s 10‑acre stocked lake. The 8,229‑square‑foot Lakehouse will anchor the community’s recreation offerings with a lakeside terrace, resort‑style pool and athletic club, event lawn, biergarten, natural playground, dog park and connections into Riceland’s expanding canal‑side trail system, which will ultimately contribute to 30 miles of trails across the community.

Progress at The Millhouse and The Lakehouse builds on sustained residential activity in Riceland, which is planned for approximately 4,500 homes at full build‑out. Phase I spans 144 acres and includes 417 home sites, with more than 100 homes currently under construction and Sweetgum Park already open. Phase II covers 138 acres with 311 home sites delivered, additional homes under construction and new lots fronting the City of Mont Belvieu’s Eagle Pointe Golf Course, the Lakehouse Recreation Center and Sweetgum Park.

Chesmar Homes, David Weekley Homes, Highland Homes and Perry Homes are actively building in Riceland, with model homes open. Riceland’s Town Center is envisioned as the everyday “main street” for both residents and the broader region, with Main Street and City Hall parking already complete and additional public spaces in design, including The Square with pavilion seating, whiffleball fields, pickleball courts and a playground area.

Retail leasing at The Millhouse is being handled by Palo Duro Commercial Partners, while SPD Construction leads construction, alongside TBG Partners (landscape design), Mirador Group (architecture), Jones Engineering Solutions (civil engineering), Integrity Structural (structural engineering) and Jordan & Skala Engineers (MEP). Riceland is located approximately 35 miles east of downtown Houston near Interstate 10 and the Grand Parkway, within the City of Mont Belvieu.
